The project
Retrofit of 48 residential units in a 1960s apartment block in Milan's Isola district. All windows were replaced with Salamander GreenEvolution 76 PVC, low-emissivity double glazing, and anti-break-in hardware. The works were coordinated with the building manager and designer to optimise tax incentives.
The context
A 1960s apartment block in Milan's Isola district, comprising 48 residential units due for a coordinated envelope retrofit. Original windows across the building varied in age and condition, with poor airtightness and single or ageing double glazing driving high shared heating costs and uneven comfort between units, a common issue in condominiums of this era. The scale of the block meant the specification also had to stay practical to manufacture and deliver in stages.
The technical solution
Every unit was fitted with made-to-measure Salamander GreenEvolution 76 PVC windows, standardised in finish and glazing bar layout to keep the façade visually consistent across all 48 flats. Glazing specified was low-emissivity double glazing for thermal performance, paired with anti-break-in hardware as a baseline security upgrade for ground-floor and lower-storey units. Production was scheduled in batches to match the building manager's works calendar and minimise disruption to residents.
The outcome
Standardising on a single window system across the block reduced heat loss consistently unit by unit, with a documented reduction in shared heating consumption recorded after the retrofit. Coordination with the building manager and the project's designer also supported the paperwork needed for available tax incentives. All units were manufactured to measure and supplied ready for installation by the appointed fitting contractor, in batches aligned with the building's works schedule.
